Those two sales are useful precisely because they are different from each other. A four-bedroom house asked $4,450,000 and closed at $4,300,000 in April 2024, a firm 96.6% of list. A homesite asked $2,150,000 and closed at $1,750,000 in August 2026 — 81.4% of list, a $400,000 concession.
Read together, they say the built product here holds its price and the land does not. That matters, because three of the four current listings are land.

Across Palmilla, 41 homesites have closed in three years at a median of $1,100,000, with a median result of 93.6% of asking — the softest of the three property types here. Houses closed at a median of 96.6% of asking and condominiums at 96.8%.

Three things worth knowing about Caleta Loma
Land here has taken the bigger discount. The one homesite sale closed $400,000 under its asking price, at 81.4% of list. That is well below the Palmilla land median of 93.6%, and it is the most recent transaction in the neighborhood. On the three lots currently listed, that result is the single most relevant piece of evidence you have.
The $2,950,000 homesite asks $1,200,000 more than any Caleta Loma lot has closed at. The only recorded lot sale here was $1,750,000. Elsewhere in Palmilla only Villas del Mar and Espiritu del Mar have recorded homesite sales above $2,950,000, and both are ocean-front addresses. Ask what puts this parcel in that company.
The house is new and the comparable is not. The only Caleta Loma house sale was a four-bedroom at $4,300,000 in April 2024. The listing is a six-bedroom completed in 2024, asking $6,935,000 — $2,635,000 more. Six-bedroom houses elsewhere in Palmilla have closed anywhere from $3,300,000 in Oceano Alta to $25,900,000 in Villas del Mar, so bedroom count alone will not settle it.
