The most inventory in Palmilla, and the least evidence
La Caleta has $69,765,000 of property on the market — four houses and one homesite — and has recorded a single sale in the three years to 24 August 2026. Three of the four houses are asking more than any Palmilla property has closed at, other than in Villas del Mar.
The one sale is genuinely useful. In June 2026 a five-bedroom asked $14,000,000 and closed at $13,600,000 — 97.1% of list, a $400,000 concession. That is a firm result, and it sits right in the middle of what is being asked here now. But it is one data point, and the four current listings span $9,975,000 to $19,950,000. One transaction cannot tell you whether the top of that range is realistic.
By way of comparison: across all of Palmilla, 141 properties have sold in the same period. La Caleta accounts for one of them, while holding a fifth of the community's total asking inventory.

A 97.1% result is firm — firmer than the Palmilla-wide median of 96.5%, and much firmer than neighbouring Palmilla Cove, where five sales closed at a median of 89.4% of asking. If La Caleta trades like that consistently, the current asking prices are not obviously stretched.
The problem is the word "if". One sale establishes that a $14,000,000 asking price was close to right in June 2026. It does not establish that $19,950,000 is right now, and it says nothing at all about the 1997-built house asking $19,850,000.
The nearest evidence elsewhere in Palmilla comes from Villas del Mar, where six- bedroom houses have a median close of $18,900,000 across seven sales, and where the two largest closings were $25,900,000 and $21,500,000. Three of the four La Caleta listings are six or seven bedrooms, so those are the numbers worth putting alongside them.
Three things worth knowing about La Caleta
An appraisal matters more here than anywhere else in Palmilla. With one comparable inside the neighborhood, the valuation has to be built from Villas del Mar evidence and from the property itself. That is a real piece of work, and it is worth paying for on a purchase of this size.
Two houses asking within $100,000 of each other were built twenty-two years apart. The $19,950,000 listing is a 2019 build; the $19,850,000 listing dates from 1997. Whatever the case for the older property — and on this stretch of coast, position may well be the case — it should be made explicitly, not assumed. Ask what has been renovated and when.
The cheapest house here is the newest. The 2025-built six-bedroom at $9,975,000 asks roughly half of what the other three do. Find out why before you conclude it is the bargain of the neighborhood or the reason the others are overpriced — the MLS record does not explain the gap, and neither should anyone who has not seen all four.
