The cheapest way into Palmilla, and a widening gap
Villas de Oro is where Palmilla starts. Twelve condominiums have closed here in three years at a median of $900,000, and eight of the twelve closed below $1,000,000. Nowhere else in the community has recorded a single sale under a million dollars.
There is also one house sale on the books: a three-bedroom that asked $895,000 and closed at $850,000 in September 2023. It remains the cheapest house sale recorded anywhere in Palmilla.
The gap between that record and the current asking prices is the thing to understand. Five condominiums are listed, at a median of $1,390,000 against a median close of $900,000. Three of the five ask more than any Villas de Oro condominium has ever closed at.

Two bedrooms or three barely changes the price here
This is the one Palmilla neighborhood where bedroom count is not the main driver. Two-bedroom units closed at a median of $871,000 and three-bedrooms at $900,000 — a difference of $29,000.

The practical consequence is that at Villas de Oro you should shop on condition, floor and position rather than on bedroom count — the market here is not paying much for the extra room.
Three things worth knowing about Villas de Oro
Three of the five condominium listings ask above the neighborhood record. The highest price a Villas de Oro condominium has closed at in these three years is $1,320,000, in June 2026. Three units ask $1,390,000, $1,395,000 and $1,475,000. The $965,000 two-bedroom is the one listing comfortably inside the established range — two-bedrooms here have closed between $675,000 and $1,320,000, at a median of $871,000.
The discounts here are real. The median sale closed at 95.0% of asking and three of twelve closed more than ten per cent below list, including $190,000 off a $1,290,000 asking price in March 2026 and $136,000 off $1,200,000 in September 2023. This is not a neighborhood where the asking price is the price.
It is the only genuine sub-million entry to Palmilla. Eight of the twelve condominium sales closed below $1,000,000, and the cheapest was $675,000 in June 2025.
