Three things worth knowing about Palmilla Dunes
Search both spellings, or you will miss half the comparables. The MLS files this building as both Palmilla Dunes and Dunes Residence Club. Nine sales become four or five if you search only one. Any valuation or listing analysis you are shown should be checked against both.
Sellers here do not discount much. Four of nine closed at exactly the asking price and the median was 98.2% of list, among the firmest results in Palmilla. Only one sale took a large concession: $245,000 off a $1,495,000 asking price in July 2024. Plan on negotiating around the margins.
Two bedrooms costs about $393,000 less than three. The two-bedroom median close is $1,349,000 and the three-bedroom median is $1,742,000.
